14 Tips to Help Your Home Sell Quickly

  1. Curb Appeal
    Take a close look at the outside of your house.  A well-maintained yard, neatly trimmed shrubs and a clutter-free porch welcome buyers. Sweep your front steps daily.  If it’s autumn, rake the leaves. If it’s winter, shovel the snow. Many prospects will drive by your home before scheduling a showing, so make sure they want to come back!
  2. That Dirty Word- CLEAN!
    Clean the living room, the bathroom, the kitchen the windows and everywhere in between.  Remember that your most frequent showings will be the first few weeks your home is on the market, so get started now!.  Buyers want to see how great your home really looks than picture how great it could look "with a little work." 
  3. Paint a Pretty Picture
    If your walls are scuffed or the paint is fading, consider some minor redecoration.  You might be surprised how much a fresh cost of paint (light-colored of course) will make your rooms look brighter and larger. Avoid new wallpaper since everybody's tastes are different.
  4. Another Dirty Word- REPAIRS!
    Think like a buyer... Is that bulb burned out, or is there a major electrical problem?  Does that leaky faucet suggest faulty or worn-out plumbing?  Does that door stick because it was just painted or because the foundation shifted?  Don’t let minor repairs detract from the appeal of your home. 
  5. Start Cooking in Your Kitchen
    Kitchens sell homes, so let yours really cook.  To make it seem as large as possible, put away everything on the counters.  Clean the appliances- yes, even the inside of the oven.  Neatly organize your cabinets and refrigerator- the Buyers always look inside.  And please, no dirty dishes in the sink! 
  6. Rest in Your Bedrooms
    The buyer will spend a third of their day in there, so make your bedrooms look as large as possible.  Get rid of excess furniture. Organize your closets.  Box up those unwanted clothes and donate them to charity. Make sure beds are made neatly before every showing.
  7. Make Your Bathrooms Shine
    Repair damaged or unsightly caulk in the tubs and showers. Clean the tops of your vanity lights.  For added appeal, display your best towels, mats, and shower curtains. 
  8. A Final Dirty Word- ORGANIZE!
    Homeowners live with all kinds of clutter: shoes on the stairs, piles of old newspapers on the floor, bills on the counter.  For maximum appeal, take time to organize each room- floors, tables, furniture, and even closets. Buyers also have a lot of stuff, so make sure your attic and basement are clean and free of unnecessary items. 
  9. Let the Sun Shine In
    Open your curtains and drapes so buyers can see how light, bright and cheery your home is.
  10. Let the Lights Stay On
    When showing your home in the evening, turn on every single light, inside and outside. Lights add color and warmth, and the more the buyer can see, the more they want to buy!
  11. Take a Hike (or a Drive)
    Potential buyers often feel uncomfortable when they enter a home filled with people, and are likely to hurry through rather than carefully looking.  So load the kids, in-laws and pets into the car or take a walk around the block until the showing is over.  
  12. AhChoo!
    You love your pet, but many buyers are allergic or afraid of pets (even some Realtors).  Plus, what are those stains on the carpet?  To avoid problems, take your pet with you when you take a hike.
  13. Be Flexible
    Buyer's schedules are as busy as yours.  To accommodate the highest number of prospects, make every effort to meet their requests for showings. That 15 minute earlier appointment means one more buyer can see your home.
